Our Story

Columbus Crawlspace Pros was founded by central Ohio tradesmen who got tired of watching their friends and neighbors get oversold by out-of-state franchise crawl space operators. The kitchen-table-close model was producing five-figure quotes for work that should have cost a fraction of that, with warranties that wouldn’t transfer to a new homeowner and crews that had never set foot in the home until install day. We built Columbus Crawlspace Pros as the deliberate opposite of that model: a locally owned crawl space specialist that quotes after inspecting, that sends the same technician for both the inspection and the install, and that publishes its warranty terms in plain English right on the written estimate.

We live in central Ohio. Our shop is in the Columbus metro, our trucks are out across Franklin County every day, and our technicians know your neighborhoods because they grew up around them. Meet the Team

Our technicians come out of the residential construction and home-inspection trades. Every tech has been through hands-on training on Stego Wrap install standards, Aprilaire and Santa Fe dehumidifier sizing and commissioning, Smart Jack structural-support engineering, and EPA-registered mold remediation protocols. We do not hire commission salespeople, and we do not bring a sales consultant on inspection visits. The same technician who walks your crawl space on inspection day is the one who designs your install plan, who shows up on day one to do the work, and who handles your 30-day and 12-month follow-up visits down the road.

Our warranty is transferable. A 25-year materials warranty on Stego Wrap, a 5-year manufacturer warranty on Aprilaire and Santa Fe dehumidifiers, lifetime on Smart Jack supports, and a 10-year transferable workmanship warranty on our install. Transfer is paperwork only — we do not charge a transfer fee.

Why We Specialize

Crawl spaces sit at the intersection of structural framing, moisture engineering, HVAC, indoor air quality, and pest control. A general remodeler does not know how to size a commercial dehumidifier for central Ohio summer humidity. A pest-control technician does not know how to detail a vapor barrier around a limestone pier in a 1920s Worthington bungalow. A foundation-repair specialist often misses the moisture work that has to happen before the structural fix. We specialize in crawl spaces because doing this work well requires expertise in all five of those disciplines, and a generalist trying to do it as a side service usually produces a mediocre install with a hidden warranty exclusion. What We Don’t Do

We don’t do full-basement waterproofing for the conditioned basement portion of mixed-foundation homes (full-basement waterproofing is a different specialty with different equipment and a different scope, though we will refer you to a reputable Columbus-area basement company). We don’t do residential pest control (we’ll happily refer you and coordinate our work around theirs). We don’t do foundation underpinning or piering for the home itself (we do crawl space structural supports — beams, joists, and interior pier supports — but the footing-level underpinning work is a different trade with different equipment). We don’t do exterior excavation work or grading. When you call us with a problem outside our specialty, we’ll tell you and recommend someone we trust in the Columbus metro.
